In March 2022, we were engaged by the owner of a 5.3-acre parcel of land to assist in the development of a branded, partially climate-controlled self-storage facility. The land is located along the primary commercial artery and is one of the last un-developed commercial parcels in downtown Halifax. The site is well situated at a signalized light across from a Walmart Supercenter and the main grocery store. Working with our third-party management partners, we determined that the demand for additional self-storage in the area was strong given the high rents and occupancy for non-climate-controlled units and the lack of climate controlled in the area.
As there was community trepidation about self-storage, we designed the site plan and placement of buildings with the community’s concerns in mind, and we worked with neighbors and community members on the exterior finishes, landscaping and site lighting.
We successfully secured for the owner five different local approvals or permits from three separate boards: Planning Board, Zoning Board of Appeals, and Conservation Commission.
During our engagement, we provided the owner detailed proformas for its cost/benefit analysis, management of the architectural and engineering team and coordination of third-party reports. Additionally, we procured several hard cost bids from local general contractors and debt and equity financing opportunities.
